The small town of Mandelieu is a smart area on the coast west of Cannes with a golf course and tennis facilities. There is a broad selection of good shops, restaurants, and an excellent Geant Casino supermarket and a shopping centre.

At the nearby Cannes Marina water-skiing and boat hire can be arranged. The picturesque coast road going west past Theoule-sur-Mer towards St. Raphael has long stretches of sandy beaches and small sheltered coves. 

The villa is set off a private road with no passing traffic. It overlooks Golfe de la Napoule with superb, unspoiled sea views out to the islands off Cannes and has a grand stand view of the coastal firework displays. 

The fenced garden is quite large but as it is on a slope the flat areas are limited to the terraces and pool surround. There is ample off road parking.

Accommodation: The accommodation is on three levels and consists of:

Ground floor: entrance hall, cloakroom, living room, opening onto the covered terrace with outside dining furniture, small 'snack' kitchen with counter unit, sink, fridge and hob, double bedroom, shower room with shower and basin.

First floor: 2nd living room with dining area opening onto a second terrace with dining furniture, fully fitted modern kitchen, double bedroom with en-suite bathroom with bath, shower, bidet and basin, 2nd cloakroom with toilet and basin.

Second floor: third double bedroom with en-suite bathroom containing, bath, shower, bidet and basin, 3rd cloakroom.

Equipment includes: washing machine, dishwasher, telephone, satellite TV, video player, music system playing tapes and CDs.
